What is Patta?

Patta denotes the ownership of a particular property. It is the legal document issued by the Government stating the name of the owner. It also details about the Survey number of that property.

If the property is owned by more than one owner, only one patta will be issued mentioning all the owners in it..

Patta is really essential because it records the ownership of the property. It also helps to validate the property ownership.

Patta can be obtained from the revenue department of Tamil Nadu ensuring the procedures specified the revenue department is followed.

What is Chitta?

Chitta is a document maintained by the Village Administrative Officer (VAO) which provides more details about the property. The details such as owner Name, Area, Survey number, Tax to be paid etc.

This extract is very essential for VAO to assess the tax to be paid for that particular property.

What is Adangal?

Adangal is a record that is maintained by the Village Administrative Officer (VAO) which gives much more information about the land. The some of the information that are maintained in Adangal is follows:

  • Specifies the type of land
  • Specifies the purpose of the land
  • Holdings displayed as per the Survey Number
  • Details each piece of land with the crops cultivated and their condition


What is A-Register Extract?

A-Register document is similar to the Adangal document that is maintained at Village Administrative office. This document again specifies about the land classification, Area specification, Land Tax information, Land owner information etc.

It will also give the information about the lands that are acquired by the government, Road details etc.

What is EC (Encumbrance Certificate)?

This is the report issued by the Registrar or from the Sub-Registrar office which certify that the particular property is free from all encumbrances like mortgages, leases or some restrictions etc.

Encumbrance certificate also specifies the Transaction history as per Registrar office records for the period mentioned.

It is advisable to get EC before involving any real estate transactions.

Area Specifications:

Below are the area specifications one should be aware of when dealing land transactions.

  • 1 hectare = 2.47 acres
  • 1 acre = 18 grounds
  • 1 ground = 2400 sq. ft
  • 1 ground = 5.5 cents
  • 1 acre = 100 cents
